King's Cross Masterplan

  • 20-Year Regeneration
  • Central London
  • London, UK

King's Cross is one of the largest and most successful redevelopments in London. Over the past 20 years, what was an underused industrial site has been transformed and rejuvenated with new streets, squares and parks, homes, shops, offices, galleries, bars, restaurants and schools.

Project Overview

Over the past decade, we have played a pivotal role in the transformation of King's Cross, delivering a diverse range of civil engineering, infrastructure and regeneration projects. Our works have included major basement and foundation packages, station upgrades, utility diversions, highway improvements, remediation, bridge construction and public realm enhancements. Working in highly constrained urban environments above and adjacent to live rail and London Underground assets, we have delivered innovative engineering solutions that have helped shape one of London's most successful regeneration schemes.

Scope Overview

Projects across this redevelopment included:

  • Google HQ Basement: Constructed a major basement structure between King's Cross and St Pancras stations using 20m sheet piles and ground anchors to facilitate excavation in a highly constrained environment.
  • King's Cross Station: Refurbished Platforms 0–9 over a two-year period while maintaining full station operations, including platform reconstruction, escalator machine pits and service diversions.
  • Embankment & Canal Bridge: Rebuilt 400m of canal embankment wall and delivered bridge foundations and a new pedestrian bridge with architectural concrete finishes.
  • Plots Q1 & Q2: Constructed foundation slabs above operational Network Rail tunnels using lightweight Lytag concrete, the first application of its kind in Europe.
  • Infrastructure 255: Delivered a new roadway above London Underground tunnels using lightweight polystyrene fill and a 200m Lytag concrete slab to minimise structural loading.
  • W Zone & T Zone: Delivered remediation and excavation works using vacuum excavation techniques and implemented a controlled asbestos removal strategy.
  • S1, S2 & S3 Basements: Completed deep basement excavations, including works above live rail tunnels under Network Rail approval, incorporating Cellcore protection systems to mitigate future ground movement and vibration.
