Project Overview
We were initially appointed by British Land under a PCSA agreement to develop the Phase 1 infrastructure and enabling works design from RIBA Stage 3 through to RIBA Stage 5. Our role included discharging pre-commencement planning conditions, securing statutory approvals and consents, and negotiating agreements for works above existing rail infrastructure beneath the site. Following the successful completion of the pre-construction phase, we entered into a Framework Development Agreement with British Land to deliver enabling and infrastructure works across the wider £4 billion Canada Water regeneration programme.
Scope Overview
As Infrastructure Principal Contractor, we delivered major infrastructure works to support the Canada Water regeneration programme. Our scope included:
- Site Access & Accommodation: Managing access arrangements across multiple plots, working closely with local authorities and stakeholders to maintain programme flexibility and site operations.
- Earthworks & Enabling Works: Delivering extensive enabling and earthworks packages within a constrained urban environment while maintaining access and minimising disruption.
- Groundworks & Drainage: Constructing groundworks and extensive drainage networks, utilising 3D BIM modelling to identify and resolve clashes prior to installation of complex utility infrastructure.
- Below Ground Infrastructure: Delivering significant below-ground structures, including a 2.5-storey basement housing the UKPN substation that will provide power to the wider regeneration scheme.
- Roads & Section 278 Works: Constructing key highway infrastructure in collaboration with the London Borough of Southwark and other stakeholders, maintaining effective communication throughout delivery.
- Canada Water Dock Infrastructure: Delivering the £25 million Rafter Walk dock bridge, creating a landmark gateway and key access route into the esteemed development.
